SUBSIDENCE CONSULTANTS

Are you based in Greater Manchester? If your building is showing signs of movement, such as cracking of the walls or ceilings it may be due to movement of the foundations from either subsidence or heave.

Structural Engineers Greater Manchester | Crack Diagnosis greater Manchester

We have subsidence consultants (i.e. structural engineers, building surveyors etc.) across Greater Manchester who are highly experienced in this area of defect diagnosis who will inspect your property (either personally, or via video link) and advise you on the cause of the problem, and provide a report for presentation to your insurers if necessary. We can continue on your behalf to arrange foundation & site investigations (trial pits, boreholes, drain testing and subsoil testing) and advise on the most appropriate remedy. We can then liaise with your insurers or third parties (such as local authorities) on your behalf, undertake structural monitoring, and prepare repair schemes including design of structural solutions both traditional and modern.

We offer three levels of service for initial inspection;

Level 1) video call with Subsidence Consultants

(£225 + vat):

One of our subsidence consultants (structural engineer, building surveyor or other experienced construction professional) will talk to you via video link and guide you to show them what they want to see. They will discuss the circumstances of the problem with you during the call and also carry out a desk study (of local geological survey maps etc.). A written report is then produced.

Specifically timed appointments are usually available quickly (1-5 days).

No fee would be payable if we were unable to see the damage clearly enough to diagnose it.

Please note that this isn't suitable for purchasers.

Level 2) site visit by subsidence surveyor

(£375 + vat):

One of our subsidence surveyors will visit your property. They will discuss the circumstances of the problem with you and report to our subsidence consultant who will carry out the desk study and prepare the written report.

Appointments with surveyors are usually available within 2-3 weeks in morning or afternoon slots, depending on availability.

Please note that this isn't suitable for purchasers.

Level 3) site visit by Subsidence Consultants

(from £425 + vat):

In some areas of the UK (Essex, London, Herts, some areas of Beds, Cambs, Suffolk, Kent) we can arrange for a subsidence consultant (structural engineer) to visit you directly for a specifically timed appointment within a few days.

The cost is dependent on travel time and availability.

This may be suitable for purchasers, depending on requirements - please contact us to check.

Some of our clients based in Greater Manchester approach us because they are dissatisfied with the advice they are being given by their insurers' representatives.

We understand this and offer an appraisal service whereby we will consider the case papers and offer a critique analysis of the advice being given. This can be a one-off service but many of our clients then wish to retain our services to see the claim through to completion, generally funded by their insurers. Our extensive experience in the field of loss adjusting is invaluable to our private clients who are experiencing difficulties with their insurers.

Subsidence Case Study - Greater Manchester

A client from Wigan, Greater Manchester opted for a Level 2 survey (where one of our subsidence surveyors would visit his property) when wanting advice on cracking.

Between the surveyor and our structural engineer we were able to confirm the issue wasn’t structurall threatening and would come and go with seasonal changes in the weather.
